Before 2019, a Construction Certificate (CC) was issued for both Building and Subdivision Work.
However a change to the EP&A Act now means that a CC is still issued for Building Work but a Subdivision Works Certificate (SWC) is now issued to authorize Subdivision Work. The difference in terms is similar to the final certificates issued for both types of work (i.e. Occupation Certificate (OC) for Building Work and Subdivision Certificate (SC) for Subdivision Works).
An SWC authorises civil infrastructure construction (roads, drainage etc) for land subdivision. A Construction Certificate (CC) authorizes building construction (dwellings, commercial buildings etc).
SWCs focus on land development engineering, while CCs focus on building code compliance.
